1. Introduction to ASC 842 (and its successor ASC 842-10)

ASC 842, issued by the Financial Accounting Standards Board (FASB), represents a significant overhaul of lease accounting. Its main objective was to increase transparency and comparability by requiring lessees to recognize most leases on their balance sheets. This differs greatly from the previous standard, which allowed for many leases to be off-balance sheet. While ASC 842 was the standard for a time, it's crucial to understand that it's been further updated and clarified through subsequent guidance. The most pertinent update is ASC 842-10, which provides additional clarifications and amendments. This article will primarily focus on the core principles of ASC 842, recognizing the ongoing relevance of its principles within the context of ASC 842-10. Understanding the fundamental concepts remains crucial even with the refinements brought about by subsequent guidance.

2. Defining a Lease Under ASC 842

ASC 842 defines a lease as a contract that conveys the right to control the use of an identified asset for a period of time in exchange for consideration. This definition hinges on the concept of "control," which means the lessee has the ability to direct the use of the asset and obtain substantially all of its economic benefits. Determining whether a contract is a lease requires careful evaluation of the specific terms and conditions. Several factors are considered including the length of the lease, the transfer of ownership, and the option to purchase the asset.

3. Classification of Leases

Under ASC 842, leases are classified as either finance leases or operating leases. A finance lease transfers substantially all the risks and rewards incidental to ownership of the underlying asset to the lessee. Conversely, an operating lease does not transfer substantially all of the risks and rewards. The classification impacts the accounting treatment, particularly the recognition of assets and liabilities on the balance sheet.

4. Measurement of Lease Liabilities and Right-of-Use Assets

For both finance and operating leases, lessees must recognize a right-of-use (ROU) asset and a lease liability on their balance sheets. The ROU asset represents the lessee's right to use the underlying asset, while the lease liability represents the lessee's obligation to make lease payments. The measurement of these items involves complex calculations, considering factors such as lease payments, the incremental borrowing rate, and the lease term.

5. Lease Accounting Journal Entries

The journal entries for lease accounting will vary depending on whether the lease is classified as a finance or operating lease. Finance lease entries involve debiting the ROU asset and crediting the lease liability. Operating lease entries involve debiting the ROU asset and crediting the lease payable. Accurate recording is paramount for financial reporting accuracy.

6. Disclosure Requirements Under ASC 842

ASC 842 mandates comprehensive disclosures regarding lease agreements. These disclosures provide users of financial statements with a clear picture of the lessee's lease obligations and the related assets. Key disclosures include the aggregate lease liability, future lease payments, and information on lease terms and conditions.

7. Practical Examples

Illustrative examples are crucial for understanding the application of ASC 842. These examples should include scenarios encompassing different types of leases, lease terms, and associated calculations. Working through these practical scenarios strengthens comprehension and application.

8. Transitioning to ASC 842 (and subsequent updates)

The transition to ASC 842 required significant adjustments for many companies. Understanding the transition requirements, including the impact on comparative financial statements, is essential. This section should explain the practical steps involved in the transition and the potential challenges encountered during this process.

9. Frequently Asked Questions (FAQs)

What is the difference between a finance lease and an operating lease? (Answered above in section 3)
How do I determine the incremental borrowing rate? (This involves understanding the lessee's creditworthiness and borrowing capacity)
What disclosures are required under ASC 842? (Answered above in section 6)
How does ASC 842 impact my financial ratios? (This affects leverage and profitability ratios)
What are the penalties for non-compliance with ASC 842? (This could lead to financial statement restatements and regulatory sanctions)

10. Conclusion

Accounting for leases under ASC 842 (and its updates) presents significant challenges but is essential for accurate financial reporting. Understanding the key concepts, classifications, measurements, and disclosures is vital for compliance and transparency. By meticulously following the standard's guidelines, companies can ensure accurate financial statement presentation and avoid potential penalties. Continuous learning and adaptation to evolving guidance, including ASC 842-10 and beyond, are crucial for ongoing compliance in this complex area.

accounting for leases under asc 84: Accounting For Crises: A Marxist History Of American Accounting Theory, C.1929-2007 Rob Bryer, 2023-07-07 Historians have not convincingly explained modern capitalism's two major economic crises, the Great Depression of the 1930s, and the Global Financial Crisis (GFC) of 2008-2009. Accounting for Crises offers a new explanation, why both began and were more severe in the USA ('America'), based on an accounting interpretation of Marx's theory of crises. It explains their origins in capitalists' control of accumulation, which reveals important overlooked roles for Irving Fisher's accounting theory. This theory, by allowing discretion in accounts, in the context of falling rates of profit, encouraged 'swindling', overstating reported profits, and understating their risk, which facilitated and aggravated both crises. Framed by Fisher's theory, during the 1920s American accounting theorists justified discretion, which Creating the 'Big Mess' (the companion volume) concluded it management used to conservatively smooth earnings. Accounting for Crises shows that Fisher's theory , also underlays the popular new theory of investment that justified valuing shares using reported earnings, which encouraged their manipulation and legitimized 'speculation'. This, it argues, underlays America's exceptional late-1920s stock market boom, the 1929 Great Crash, and the depth and length of its Great Depression. Prominently associated with the boom, Fisher became unpopular after the crash, his name disappearing from public debate. Nevertheless, the book concludes, his theory hindered economic recovery, weakened 1930s reforms, undermined accounting regulation from the late-1930s, and following his rehabilitation from the late-1950s, underlies the Financial Accounting Standards Board's conceptual framework, which by allowing off-balance-sheet accounting for securitization-SPEs, fostered the 2007 'credit crunch' that triggered the 2008-2009 Global Financial Crisis (GFC).

This book summarises the Seminar held in Edinburgh in 1994 in the five hundredth year since the publication of Luca Pacioli's Summa de Arithmetica, Geometria, Proportioni et Proportionalita. Its purpose is simple but relevant to every accountant. It revisits some fundamentals that lay behind Pacioli's decision to write his Summa, and examines whether the accounting framework in which we work today has overlooked basic issues because of its continued focus on development of the existing financial accounting model. It analyses Pacioli's legacy from several different perspectives, deliberately choosing to do so in ways that addressed considerations that his work reflected, examining the nature and characteristics of the bridge between academic analysis and insight on the one hand and practical application on the other. It also looks at the dominant influences in the evolution of accountancy for managing stewardship and for reporting of that stewardship. By doing so, it attempts to identify influences that had been less pressing and so had been ignored or overlooked, and also considers how changing technology has affected the way we manage the accountancy process.

accounting for leases under asc 84: The Growth of Shadow Banking Matthias Thiemann, 2018-05-31 The 'shadow banking system' refers to a system of credit-provision occurring outside of the official regulatory perimeter of commercial banks. Facilitated by securitization vehicles, mutual funds, hedge funds, investment banks and mortgage companies, the function and regulation of these shadow banking institutions has come under increasing scrutiny after the subprime crisis of 2007–8. Matthias Thiemann examines how regulators came to tolerate the emergence of links between the banking and shadow banking systems. Through a comparative analysis of the US, France, the Netherlands and Germany, he argues that fractured domestic and global governance systems determining the regulatory approach to these links ultimately aggravated the recent financial crisis. Since 2008, shadow banking has even expanded and the incentives for banks to bend the rules have only increased with increasing regulation. Thiemann's empirical work suggests how state-finance relations could be restructured to keep the banking system under state control and avoid future financial collapses.
